What California Landlords Are Actually Looking For?

The standard across most California markets is 2.5x to 3x the monthly rent in gross income. That means for a $2,500/month apartment in San Diego, a landlord is looking for at least $6,250 in monthly gross income.

What counts: W-2 employment, self-employment with two years of documented returns, Social Security, and, in some cases, verifiable rental income from other properties.

2. Credit Score Thresholds Vary by Market

In competitive urban markets, most landlords are quietly looking for 680 minimum. A 620 won't automatically disqualify you in less competitive markets, but it will raise questions that you'll need to answer proactively.

The move: Pull your credit report before applying. Know your number. If there's a negative mark, you can explain and address it in a brief cover note attached to your application. Landlords respond to accountability.

3. Your Rental History Is a Reference Check, Not a Formality

When a landlord says they'll "verify rental history," they mean they're going to call your previous landlord. What they ask on that call tells them more than your application ever could.

Standard questions include: Did they pay on time? Did they leave the property in good condition? Would you rent to them again? That last question is the one that ends applications.

If you left a previous rental on bad terms, address it before it surfaces. A brief explanation letter showing you understand what happened and how you've changed carries more weight than silence.

In high-demand California markets, the landlord's inbox fills within hours of a listing going live. Being qualified is not enough if you're application number is 34 in a stack of 40.
