RentMor Application Checklist: What You Need Before You Apply (So You Don't Get Rejected)

Most rejected rental applications aren't rejected because the applicant wasn't qualified. They're rejected because the application was incomplete, rushed, or missing one document the landlord needed to say yes.

For us, that's an expensive mistake. Application fees typically run $50–$75 per adult applicant; they're non-refundable, and every application generates a hard inquiry on your credit. Get it wrong twice, and you've spent real money and dinged your score before you've even found a place.

Here's exactly what to have ready before you hit submit.

The Core Documents

1. Government-issued ID: Driver's license, passport, or state ID. This confirms you are who you say you are.

2. Proof of income: The standard is your two most recent pay stubs, or two to three months of bank statements if you're self-employed. A signed offer letter on company letterhead works if you're starting a new job — it needs to state your pay and start date.

3. Rental history: Past addresses, lease dates, and landlord contact information going back five years. Property managers will call or email your previous landlords to verify this, so make sure the contact info is current and correct.

4. Bank statements Even if your pay stubs check out, most applications now ask for two to three recent bank statements as backup income verification.

5. References: A previous landlord who'll confirm you paid on time is one of the strongest things you can put in front of a property manager — often stronger than a slightly-below-minimum credit score.

6. Proof of pet ownership details, if applicable: Many Las Vegas properties now run pet applications through a separate screening service. Have vaccination records and weight/breed info ready if you're bringing a pet.

Before You Apply, Not After

Know your credit position. Don't guess. Pull your score and understand where it sits relative to what you're applying for. 

Calculate your income-to-rent ratio. Most landlords want to see gross income at 2.5–3x the monthly rent. If you're close to that line, have a co-signer ready to present alongside your application, not after a denial.

Physically or virtually view the property first. This is a must to avoid SCAMS.

Get everyone 18+ on the lease to apply separately. If you're renting with a partner or roommates, every adult occupant needs their own completed application and fee. Applications aren't considered "received" until every person's paperwork is in.
